What's included
Property Design
- Tier 1 offers property design services only. There is no logistical handling of furniture.
This package includes a curated shopping list for you depending on the specific budget and needs.
It includes everything that you will conceivably need to get your property ready for hosting guests.
It will be broken down per room/space at the property to make it easier for you to stage your own home.
We Professionally Design our Spaces
We propose design plans from which you can choose, or we can design and implement the entire plan with little or no involvement from you. You can allow us to design and execute the installation of every room while you enjoy the beauty and benefits of the final product.
- Tier 1 also includes lists of accurate prices, photos and helpful descriptions, as well as link to the product website for direct ordering. This will be sent to you for your guide for processing.
- No staging is included in this tier, but the designer may give some helpful tips to you on how to execute the design as intended.
Note:
- Furniture assembly is not included in the package. It means no putting of picture frames or hanging of TV’s. If you want us to assemble the furniture, that is an additional cost of $65 per hour.

What's included
Property Design
This package includes a design (everything listed at tier one), plus staging of the property before professional photos are taken. You will build all of the own furniture in the right room, lay out all rugs, open all packages, and dispose of all trash before staging occurs.
Staging
Staging includes hanging all wall decor, placing all table decor, arranging furniture and/or rugs within any given room, and making sure all pillows and/or throw blankets are placed in the right spot. This is very detail-oriented work; the stager will ensure that the design is executed as intended to maximize the visual marketing that photos are.
Tier 3
(All Inclusive)

What's included
All Inclusive Package
This package is pretty much all inclusive. It includes design plus staging (everything listed at tier two), plus ordering the design, tracking the shipments, opening all packages, assembling all furniture, laying out rugs, hanging curtains, and disposing of all trash.
- Tier 3 also includes the management of orders. If any item arrives damaged or missing pieces, this package includes the management of returning said items and getting a refund for the client.
Note:
- All design items are purchased using a client’s credit card (as much as possible), and all receipts for purchases will be turned over to the client at the end of the project. Any item that happens to be purchased using a different card will need to be reimbursed by the client.

This is only for the expenses for the furniture, not including any design services. The bedroom count and various amenities drastically affect your overall furnishing budget. The larger the house, the higher the price. The smaller the home, the lower the furnishing cost.
We require:
50% upfront charge before starting the project.
Signed Contract Agreement
Our cost per square foot is including full design services, staging and material mark-up on product in the property.

Just like pricing, how long it will take depends on several factors including square footage, if the property needs to be fully furnished, partially furnished or just needs some finishing touches and how many rounds of feedback are needed before a design is complete. In general, the design process takes anywhere from 4 to 8 weeks.
The cost would depend on the package that you choose. We have a premium package for $9 per square foot in which you are completely hands off and we do all of the hard work. Package 2 is for $5 per square foot and only includes full interior designs and staging. If you would like us to assemble your furniture, an extra $65 per hour will be charged.
