We understand the difficulties of talking to various management companies. We also understand how frustrating it is to get a straight answer from them when asking the question, how much do you charge? Lastly, after finally getting an answer from them, you find out they have multiple hidden fee’s.

 

Which is why we’re up front and honest about what we charge. Our rate structure is simple and straight forward, no hidden fee’s just peace of mind.

What We Charge

We charge a rate of 20-30% (*percentage depends on the number of rentals, property size, location, and forecasted earnings) of your nightly revenue, so there are no up-front costs, and we only get paid if we can deliver on our promises! This means that you get 70-80% of nightly revenue, and we have a vested interest in making sure your property is the best it can be.

 

In order to lock in this rate, we ask that clients sign at the minimum a yearly contract. This protects us as we invest hours of hard work into making your property awesome, and gives you a guarantee that you’ll be able to rely on our services for a whole year.

On Going Vacation Rental Expenses:

Included in our contract are all of our services, plus management of extra services like lawn care, snow removal and any other vendors that may be needed at your vacation rental, at no extra cost to you. Clients pay for the cost of any amenities that they would like to provide to guests such as snacks or toiletries, and we make sure that those things are always in stock and ready for guests to enjoy.

 

All guest groups pay a one-time cleaning fee that covers the costs of cleaning supplies, labor, laundry, etc. so that these expenses don’t have to cut into your profits. All items in the home that need to be replaced over time due to wear and tear, clients are expected to cover those costs.

 

If there is ever a major maintenance problem in your vacation rental, such as a water heater breaking down, we will contact you right away to discuss options. We will then manage the hiring of a professional so that the issue is resolved as soon as possible.
